Excalibur provides leasing, management, sales, and maintenance services for several hundred residential rental homes in Metro Atlanta. Some of our team members are employees and other are licensed agents that work as independent contractors. The positions within our team are described below. Property Manager
Supervises the management of a portfolio of rental homes normally within the same geographic area. Performs property inspections, coordinates maintenance, approves invoices for payment, reviews monthly statements for the properties, renews leases, initiates “demand” letters and eviction actions. Property managers rotate being “on call” to respond to maintenance emergencies after business hours. The property manager serves as the owner’s representative.

Excalibur wants the property manager to have an active real estate license. Our property managers are salaried employees that get performance bonuses and have a benefits package provided by the company. New property managers are either promoted from within Excalibur, having trained within our company, or they come to the company with previous experience managing residential rental property. Sales Agents
List and sell residential homes. Each agent may work with buyers or sellers or both. Many of our property management clients ask us to sell their property once they decide that they do not want to be landlords anymore. These listings are assigned to one of our Sales Agents. Several of our tenants want to buy a home eventually. When a tenant expresses interest in buying a home then that tenant/prospect is assigned to one of our Sales Agents. Our VP of Real Estate Sales, Kathy Coker, brings over 27 years of experience in sales, marketing, and managing in the real estate industry. She is available for hands on training to help you pursue your goals in a professional and excellent way.

Excalibur requires that each Sales Agent have an active real estate license. Our Sales Agents are independent contractors that are paid commissions and do not receive any contribution from the company toward benefits. Back to Top

Marketing Specialist

Meets with prospective owners and signs up new property management accounts. Shows properties that are available for lease. Helps prospective tenants complete the lease application and collects the monies due to process the application, updates owners on activity and traffic for available homes. Telephone inquiries and leads are distributed to agents based on their location relative to the property and their availability.   

Excalibur requires that each Marketing Specialist have an active real estate license. Our Marketing Specialists are employees that are paid commissions for each new property signed up and/or leased. As employees they receive the same employment benefits as other Excalibur employees. Back to Top

Bookkeeping
Enter income and invoices in to our property management system (we use Manage-IT software), write checks, prepare statements, and process direct deposit and auto-debit transactions for owners and tenants. Invoices are scanned in to the system and “attached” to payables so that owners and Excalibur managers can view/print these from remote locations. Back to Top  

Leasing Representatives

Our leasing representatives work on a commission basis, similar to the typical real estate sales agent. We have many homes on the market for rent at any given time. Telephone inquiries and leads are distributed to agents based on their location relative to the property and their availability.  Agents are paid for each approved rental application that they generate. Our agents tend to average 10 - 15 approved applications per month. Excalibur desires that each Leasing Agent have an active real estate license. Back to Top

Administrative Support

Each property manager has an assistant that works in our main office. These assistants will help the property manager in the performance of their duties. The bulk of the assistant’s work load consists of coordinating maintenance, improving communication and correspondence between the manager and their clients, and renewing leases. There are also the general administrative tasks such as answering the telephone, filing, keeping office supplies in stock, and a million other similar tasks that are necessary to keep the operation running smoothly.

Benefits Package Described
Excalibur offers a PPO Health Insurance plan through Humana. The company pays the first $275.00 per month of the health insurance premium for employees, including spouse and/or children, that are accepted in to the group by the health insurance carrier. Any additional premium is deducted through payroll. Supplemental insurance for Cancer, Disability, and Accident is available through AFLAC at the employee’s expense but premiums are deducted from payroll on a “pre-tax” basis. 

We also offer a Flexible Spending Account (FSA) which enables employees to have money deducted from their pay on a “pre-tax” basis to pay for any out of pocket medical expenses.  We offer a “SIMPLE” retirement plan that allows employees which have been with the company for two years to contribute in to a retirement account through payroll. Any contributions toward retirement made by the employee through the SIMPLE account will be matched by Excalibur up to a maximum of 3% of the employees pay.

The work schedule for most employees is 8 AM to 5 PM Monday through Friday with a one hour lunch break. January 1st, Memorial Day, July 4th, Labor Day, Thanksgiving Day (and the Friday after), Christmas Eve and Christmas Day are all paid holidays. Back to Top
